How Old Is Your Water Heater?
Short answer: the manufacture date is usually coded into the serial number on the label. Many tanks last about 8 to 12 years. If yours is in that range and showing rust, leaks or noise, plan a replacement before it fails.
Request a plumberFind the label
It's on the side of the tank, usually near the controls.
Read the serial
Many brands use letters or digits at the start of the serial number for the month and year.
Check the brand
If the code isn't obvious, the manufacturer's website explains how to read it.
Signs of age
Rust on fittings, rusty hot water, rumbling sounds and moisture around the base.
Garage and closet tanks
A failing tank in a closet can damage floors and walls, so don't wait for a leak.
Flushing
Draining a few gallons each year removes sediment and can extend tank life.
Gas or electric
Replacing like for like is simplest; switching fuel types takes more work.
Write it down
Note the install date on the tank or in your home records.
Plan the swap
Replacing a tank on your schedule is calmer and often cheaper than an emergency replacement after it leaks.
